Transaction Process

Day 0-1:

  • Obtain a copy of the executed contract.

  • Throughly review contract and all other contract related documents to ensure accuracy and completeness.

  • Open Escrow with specified escrow company/officer (buyer representation)

  • Create file for transaction in compliance system and dropbox

  • Upload contract documents into compliance system.

  • Create opening email that includes all important contingency dates and information. Then send to client and agent we are assisting

  • Establish all communication with all parties such as client, lender, escrow officer, etc.

Day 1-17+:

  • Schedule any needed inspections that agent/client are requesting

  • Order home warranty

  • Ensure that EMD has been received by escrow on date specified in contract.

  • Send any and all disclosures to buyer/seller in a pdf format via email to review including preliminary report, supporting documents, NHD, Inspections, seller disclosures, AVID’s, etc.

  • After a period of review, we will send out disclosures for client signature. (This happens throughout the entire transaction)

  • Keeping on top of all contingency dates and ensuring we are sending/receiving contingency removals on time.

  • Staying in communication with all parties to ensure everyone is staying on top of timeline.

  • Creating/sending any specified/special documents agent has requested.

Day 17- Close of Escrow:

  • Ensuring completeness on all needed paperwork for transaction and broker compliance system.

  • Once escrow has received loan documents and a full contingency removal is complete and on file, we reach out to escrow to for an estimated settlement statement. We then send estimated settlement statement to client for review and let escrow know they are good to schedule signing.

  • After close of escrow, we go through the whole file one more time to make sure every document is completed and uploaded into compliance system.

Listing Process

(Premium Package)

Step One:

  • Obtain a copy of the executed listing agreement

  • Throughly review listing agreement and all other related documents to ensure accuracy and completeness

  • Create file for listing in compliance system and dropbox

  • upload listing paperwork into compliance system

  • Schedule listing photos and Staging (if needed)

  • Put on lockbox for access (if needed)

  • Schedule any inspections agent/seller would like to have completed upfront

Step Two:

  • Once photos are received from photographer, we will begin to enter in all information into MLS

  • Create custom description

  • upload photos and any supplemental documents

  • enter in showing instructions and any private remarks that are needed

  • Once we have entered everything into MLS, we will send you an incomplete MLS sheet for you to review.

  • After your review and any changes you would like to be made, we will make the listing “active” on the market.

Step Three:

  • Create and send an opening email to seller that includes a link to see what their property looks like on MLS and attaching the listing agreement for their records and seller disclosures for them to review.

  • After a period of review, we will send seller disclosures through ‘Glide’ or agents preferred program for them to complete

  • We can input any open houses or broker tours into mls at any time

  • we will send your client bi-weekly listing updates until property is in escrow

  • We will be in communication with seller throughout entire listing period with showings and updates
